It Pays to Be Proactive

During the initial startup process of a new property, all utilities, appliances, water fixtures, electrical fixtures, exterior siding, roofing, and common areas are inspected. All existing contracts are evaluated to determine value. Recommendations will be submitted. We look for the following:

  • Do the facets empty more than 2.2 gallons per minute?
  • Do the toilets require more than 2 gallons to flush?
  • Are light fixtures using 10,000 hour light bulbs?
  • Are light fixtures Energy Star Qualified?
  • Is the roof and siding water tight?
  • What is estimated remaining life expectancy of the buildings functions?
  • Is the property rodent tight? Are preventitive measures requried?
  • When appliances need to be replaced, are more efficient models avalable?
  • Determine the appropriate maintenance for the property.
